PROJECT MANAGEMENT

At Cassell Architects, we offer a fully integrated and bespoke project management service that follows the RIBA Plan of Work, guiding each project from initial idea to post-occupancy. Acting as the single point of contact, we provide consistent leadership, coordination, and oversight across every stage to ensure the project’s successful delivery.

 RIBA STAGE 0

At the outset of a project, we work closely with our clients to define the strategic brief. We explore the project’s aims, identify key drivers, assess site potential, and advise on feasibility. This includes assembling the initial consultant team, exploring procurement options, and outlining a preliminary programme to set a clear foundation for success.

 RIBA STAGE 1

During this stage, we develop a detailed project brief and establish the project's key parameters. We coordinate early-stage consultants, advise on necessary surveys and statutory considerations, and begin to identify risks and opportunities. Our focus is on building a well-structured framework that supports clear decision-making and accurate cost and programme planning.

 RIBA STAGE 2

As the concept design develops, we manage coordination across the design team to ensure the emerging proposals align with the brief and planning context. We facilitate design reviews, integrate specialist input, and manage early engagement with planning authorities where needed. Budget and programme implications are continuously monitored to maintain project control.

 RIBA STAGE 3

In this stage, we lead the refinement of the design, ensuring that all consultant input is fully integrated and coordinated. We oversee the resolution of any spatial or technical conflicts, manage compliance with planning conditions, and ensure the design remains consistent with the client’s quality, budget, and scheduling expectations. Our proactive approach helps avoid issues later in the process.

 RIBA STAGE 4

We take a leading role in coordinating the production of detailed technical information required for construction. This includes managing the design team, ensuring regulatory compliance, integrating specialist subcontractor input, and finalising all documentation necessary for procurement. Our involvement ensures that the project is fully aligned and ready for delivery on site.

 RIBA STAGE 5

Throughout construction, we provide comprehensive project oversight and contract administration. This may involve acting as Contract Administrator or Employer’s Agent. We manage the principal contractor, chair regular site meetings, monitor progress, and ensure works are delivered to the required standards. Our leadership ensures the project stays on schedule, within budget, and meets the agreed quality benchmarks.

 RIBA STAGE 6

As the project reaches completion, we manage the handover process to ensure a smooth transition into use. We oversee snagging, commissioning, and the delivery of as-built documentation and operation manuals. Our focus is on ensuring that the building is fully operational, that client teams are supported and trained, and that contractual obligations are fulfilled before final sign-off.

 RIBA STAGE 7

Our involvement can extend beyond practical completion to support ongoing building performance and user satisfaction. We monitor post-occupancy outcomes, coordinate feedback from users and facilities managers, and help resolve any issues during the defects liability period. This continued relationship helps ensure long-term value and performance from your investment.
